Smooth off market purchase

Having recently moved back to the Central Coast from far Nth QLD, we were keen to get back into the property market here. Well before moving back down I contacted Jay and signed up to his mailing list. We looked and looked for several months, all over the coast, both before and after our move interstate. We made offers, bid on properties, considered building, you name it. Ideally we wanted to buy in Bateau Bay, as this is where I grew up - not to mention the beaches and community in general. The school there has a relatively good reputation too, which is important to us as we have pre-school aged children. But it has a minuscule catchment area in which many areas of Bateau Bay fall outside of Bateau Bay School. With supply of stock being very low, and Sydney buyers adding to the already crazy demand on the coast, it was not uncommon to see dozens of people at open houses and generally there were multiple offers made on the same day. Eventually a property came up on one of Jay's emails (which was yet to be advertised to the wider market). It needs a bit of work but ticked most of our boxes, plus it has dual income potential for down the track. So we went for it. We made our offer and Jay worked to stitch a deal together that was acceptable to both us and the vendor. The 'for sale' sign was put up with the sold sticker already attached. A great outcome.
