Lee’s talked me down to a price well below what I wanted, as offers over a certain price would get people talking to him and he would talk them up to a price closer to what I required with his industry expertise. As his fees are well above the industry standard, I asked him if we could negotiate his fee depending on the price he obtained, his reply was to wait and see when we got an offer. When the offer came back and was only $1000 over the base price, he said that was the best deal he could negotiate and the buyer would look at another property and withdraw his offer if I didn’t take it. He also said that there wasn’t much chance of another offer, so I felt pressured to take it. I accepted the offer, but when I asked to negotiate his fee, as he had only had 3 home opens which worked out to be $6500 per open he flatly refused to negotiate, even though he had indicated we could negotiate when an offer came in. I will never use Barr and Standley again and will never use Lees again as his business ethics in my opinion are more suited to being a used car salesmen.
