I interviewed 3 agents when I decided to sell my property. One had great experience in the area. One had exceptional industry experience throughout Perth. And Gia, who was recommended by a friend. Though she had much less experience than either of the other two, Gia presented more detailed, thorough and thoughtful information about the area than the local agent (not just the standard printout), and was as persuasive and determined as the second agent. Additionally, she had a vision of who the buyer would be and how to market the property to that buyer. She was absolutely diligent in every step of the process. As I live overseas this was incredibly important and helpful to me. Gia ensured that several contractors completed some necessary pre-sale work on time and cost effectively. Her client service was impeccable, and she kept me informed at every step of the way. All 3 agents estimated the sale price of the property in roughly the same range. Two appeared to be more concerned about me pricing to sell to manage my expectations about both price and time to sale. Gia also wanted me to have realistic expectations about price, but was more assertive about appropriately marketing the property for the demographic to get the best price in a reasonable time. Gia was completely transparent about her fees (commission, marketing etc) where there seemed to be less certainty and more wiggle room with the others. I decided not to hold out for the best possible price and did price the property to sell, but I was still impressed when, after some rapid fire negotiations, a contract was signed only 3 weeks after formally engaging Gia. I highly recommend her.
