I was at first sceptical of using a mortgage broker in favor of instead contacting directly cheaper online lenders. However, I found Birdie Wealth service (particularly Gordon) very valuable as a first-time buyer when buying an investment: 1) They were able to confidently secure the finance during sudden lockdowns and remove finance stress from the settlement process. Mortgage paperwork is extensive, varies bank-by-bank, is error-prone and delays common, so I was happy to have that delegated and get finance on time (got approval within a cooldown period). 2) They not only knew the cheapest lenders, but also: the best banking facilities, the fastest approval processes (useful in a hot market), the different borrowing capacities and types of lenders for getting most of future borrowing strategy. 3) They continue the partnership after the settlement: being able to ask questions, review borrowing capacity, review strategy (e.g. IO vs P&I), periodically reviewing if there's better lenders to refinance to, so I don't have to worry about it. 4) They helped me decide the best loan type for my situation (IO vs P&I vs split, fixed vs variable, high deposit vs. low, term, future refinancing options). It was valuable to get insights from a professional, even if I already had ideas. Overall I'd recommend partnering with professionals, especially the first time and when investing. Birdie made the process smooth.
Nathan and the team and Birdie were amazing! I couldn't fault any part of the process of buying our first property. It was seamless having the advice from mortgage broker and conveyancer from the same team.
