Farm Description The farm consists of three blocks and is 330 acres in its entirety. Most of the infrastructure is located on the Dairy Block including the dairy, house, hay sheds, workshop, irrigation pump shed, and dams. It is a highly productive farm with predominantly Shepp Fine Sandy Loam soil types and lasered to suit any application (pasture, cropping, lucerne). It has consistently produced around 600 rolls pasture silage in spring, 5-6 cuts of lucerne silage/hay, silage/hay from the dryland area, and approximately 137,000kg MS annually. Milk production of approximately 1.7mL annually. Well-established and mature tree lines provide shelter and shade for stock as well as aesthetic appeal. The farm has had a strong fertilizer history (prior to current owners as well) and every year crops/pasture have been sown with a combination of broadcast SSP (@ approx. 250kg/ha) and DAP (@approx 80kg/ha) Lime has been applied every 3-4 years. Have used a combination of granular nitrogen (Urea, SOA, Grassboosta) and liquid nitrogen (Easy N) during the year. Compost/manure spread annually additional to fertilizer. Olsen P's typically in 40's Dairy Block 2425 Lilford Road 172ac/69ha Farm is sown down to annual ryegrass and clover 60 ha and forage cereal 14 ha. Irrigation system is pumped with a reliable 3-phase KSB pump that has a capacity ranging from 8ML - 24ML/day. Typically most of farm is irrigated 10-14ML/day Majority of farm lasered and irrigated via pipes and risers. Some open channels are serviced by a riser and have either Padman outlet or pipes with slide/gravity flow. Approximately 7ha of dryland Stock and domestic dam is situated near the dairy. A pressure pump at dairy feeds troughs on dairy block and East Bourne from this dam. There is a Kubota diesel pump located on the mosquito drain to pick up drainage flows. There is also a Kubota diesel pump located on the reuse dam in centre of farm which is connected to the pipe and riser system and can be pumped to all parts of the dairy block and East Bourne block. Farm is very well drained and water does not sit on paddocks for longer than a couple of hours after irrigation. Effluent dam has a separate KSB pump that is linked to the pipes & riser system and so can be pumped to nearly all parts of the dairy farm either on its own or in conjunction with irrigation water. Dairy is a functional 20 swing over herringbone with ACR's, autodraft, automatic wash, variable speed vac pump and third line for colostrum/treatment cows. Milk vat is 8400L with a double banked plate cooler and pre-chiller. Feed system includes 3 silos, roller mill and mineral additive dispenser. East Bourne 2455 Lilford Road 65ac/26ha East bourne is well laid out with a central laneway. Four sections of irrigation (20ha) with one section open channel with Padman stops and the remainder pipe and riser. Two dryland paddocks of 3.5ha - high sandy ridge, very useful for stock in winter or wet conditions. Stock water for troughs and irrigation water accessed via Dairy block Hay shed (open sides). Deans Block 2335 Lilford Road 93ac/37ha Dean's block is made up of dryland and irrigation with its own GMW automated meter. Electricity pit is located at the NE corner of the property and has capacity to service the property but is not connected. Water troughs are currently serviced from the pressure pump in irrigation shed of Dairy block. A stand of irrigated lucerne is easily irrigated with Padman stops close to outlet. There is also a stand of dryland lucerne (approx. 7 ha in total) Approx 10ha sown to Annual ryegrass and clover, irrigated by open channel and predominantly Padman stops with some pipes. A further 6 ha irrigated via the recycle dam pump and open channel (2 paddocks ryegrass/sub and forage cereal) Approximately 9 ha dryland will be sown to a forage wheat & vetch House Description Double brick house was built approximately 30 years ago on a concrete slab with aluminum door and window frames. 2 generous sized bedrooms with BIR plus master bedroom with WIR and ensuite with separate toilet. Office, two living areas including an open kitchen, formal dining area, a generous sized laundry and bathroom with spa. Practical roller blinds in the office, laundry and bathrooms, block out curtains in the living and bedrooms. Verandah around most of the house to protect it from the elements. An undercover area leads to the secluded pool area which has heating and a spa. Twin car garage. Solar panels (facing East, North & West) and battery system included. Garden is low maintenance with timers preset for consistent watering.
