Overview

UNDER CONTRACT

What a block! Live off the grid, the simple life is awaiting. Located 15mins to Morgan and the Murray River, 20mins to Eudunda and an hour to Gawler. All on a sealed bitumen road with exception of the 1.5km of dirt to the gate. An ideal getaway, isolated, superb peace and quiet and awaits the renovator ready to make its mark. If the serenity is too much there are loads of tracks for the bikes, quads and buggy's. An plenty of room to store a boat and/or caravan to enjoy the spoils of the Mighty Murray River just 15mins up the road. The big opportunity here is the house. With building restrictions a plenty across this area preventing the building of new homes on medium and small acre properties that fact this property already has a dwelling is a big asset. Reinstate the existing cottage or build new subject to council consents and approvals. The main homestead in is near original condition and would certainly be a labor of love, but ghee it could be a fabulous story to bring it back to life in all it's former glory. Comprising of 3 large bedrooms, a spacious dine-in kitchen original Meters slow combustion stove, lounge and bathroom. Verandah's front and rear with multiple out buildings from every era. Again in near original condition and somewhat a state of disrepair the old stone stable and sheep yards are a fabulous feature of the property. While in the past the property was set up with a 12 volt winds and solar battery system there is currently no power operational at the property right now. The fencing is a mix of old and new with much of the property having near new or at least sound fencing in most areas, although sections have not yet been replaced. At present the only thing grazing on the land are a couple of local Kangaroos however with 390acres there is an opportunity for low density grazing with Saltbush, blue grass and other natural grasses. The average rainfall of 8-10 inches pa of rainfall does set a challenge however if mains water is a must it could be possible subject to necessary consents and approvals with Mains water only a few kilometres away in Mt Mary and on a neighbouring property. Lots to love about this property, give Professionals Kapunda a call today on 0418 890 542 to arrange an inspection and secure this huge piece of land before somebody else does.
