When the owners first saw the property in 1993, it was, in their words, "the worst house in the best street." Now they say it's one of the best houses. The gardens were overgrown, it looked tired and the floorplan wasn't great, but they saw an opportunity to change all of that and make it their own. At 1,062 sqm, the block gave them room to rethink the home and shape the outdoor spaces around it. Even after the extension, there was space for established gardens and larger gatherings outside.
After purchasing they spent a large time on planning the renovation and extension. Their main goal was to bring in more northern light and maintain a comfortable temperature throughout the year. The Terracotta-tiled floors over a concrete slab provide thermal mass, while carefully considered windows and external metal roller blinds, thick curtains and added insulation help retain warmth in winter and keep the home cooler during summer.
The kitchen and family area soon became their favorite spot in the home where everyone naturally gathered during parties, family dinners and Christmas celebrations. Larger occasions spilled into the backyard, with plenty of room for tables hosting barbecue lunches with their friends and church groups. After more than three decades being here, the owners will miss the established gardens, making friends with the birds and kangaroos, watching the scenic sunsets and stars, and sitting by to watch the seasons change over the large open reserve, all while being in the comfort of their own home.
THE HOME
The heart of the home is the combined family and kitchen area, where the north-easterly orientation draws in winter sunlight across the Ballarat terracotta tiled floor. A combustion heater, split-system air conditioning and fan-assisted ceiling ducts provide year-round comfort, while the kitchen offers a double sink, walk-in pantry, quality cabinetry and appliances including Electrolux cooking and refrigeration and a Bosch dishwasher installed in 2025.
The three bedrooms form a well-defined private zone, with the master featuring a walk-in robe and fully tiled ensuite. Bedrooms two and three each offer their own character, complemented by a spacious main bathroom with skylight, bathtub, shower and large vanity, plus a separate powder room/toilet. Practical storage is thoughtfully integrated throughout, with hallway cupboards and a functional laundry, while comprehensive insulation and a 250-litre hot-water system further enhance everyday comfort.
Outside, the balcony and covered alfresco create inviting spaces to enjoy the backyard, which is thoughtfully divided into practical fenced sections. A garden shed, rainwater storage, external lighting and power add functionality, while external roller-shutters and a rooftop fire-suppressant sprinkler provide additional protection. The single garage and carport complete the home with remote entry, workshop space and a separate sewing or utility room.
