Overview

Superlative historic North Bruny Island property

We are proud and privileged to present this unique rural lifestyle property. It features a beautifully restored heritage homestead with landscaped gardens; 16 acres of land including pasture and native coastal bushland; a wildlife corridor, permanent spring and dam; and a private beach on the shore of the D’Entrecasteaux Channel. Only three families have lived at 'Grasmere' since it was established over a century ago and the property has never before been offered for public sale. Beautifully-positioned above excellent pastures that slope gently down to a private beach, the west-facing homestead has been meticulously restored and extended with the utmost sensitivity and skill by a local architect and craftsman-builder. It offers a variety of comfortable living spaces, with three or four bedrooms, a library/living room, sunroom/study and expansive farmhouse kitchen/dining/living area, leading through to a sunny veranda room; and out to a covered celery-top pine deck with steps down to the lawns and garden. Another al fresco decked area leads off the kitchen, with outdoor table, built-in seating and lovely Channel views. Throughout the house, everything is simply faultless. New plumbing, wiring, full insulation and roofing were all completed three years ago, along with a complete interior redecoration. A bright, modern bathroom and large new laundry were part of the renovation. There is a new Esse wood-fired kitchen range with three ovens, wood heaters in the sunroom/study and library/living room and panel heaters in all the rooms. The house has a solar hot water system with electric boost. The raised-bed vegetable garden, orchard and prolific flower garden around the homestead are all protected from wildlife by electric fencing. There is abundant rainwater storage for the house in new galvanised tanks. A Southern Cross windmill pumps from a spring-fed dam to provide water for the stock troughs and gardens. Practical outbuildings include tractor shed, large carport, slab shed/workshop and the original barn and stables, still sound and weatherproof after more than 100 years. The pasture is of high quality and there is new wallaby-proof fencing surrounding the property. A wildlife corridor with mature eucalypts runs along the western boundary, meeting native coastal bushland at the lower part of the land. A foot-track leads down to the sandstone shore and the private sandy beach. The owners have developed an excellent website highlighting the many appealing features of 'Grasmere' in words and images. The website address is available on request.
