Overview

Endless potential in Lara’s emerging growth corridor

Positioned within the broader Lara growth corridor, this substantial acreage holding presents a rare opportunity to secure scale in a location underpinned by long-term strategic planning and gradual urban transition. Occupying an Urban Growth Zone (UGZ – Schedule 6) and affected by a Development Contributions Plan Overlay (DCPO – Schedule 7), the property forms part of a broader planning framework identified for future urban development outcomes, subject to the relevant statutory processes and approvals. The site sits on the fringe of the Lara West Precinct Structure Plan (PSP) area, reflecting an interface position where surrounding residential expansion, infrastructure staging, and long-term planning outcomes continue to evolve over time. A master planning process is currently underway, incorporating technical inputs including stormwater management. Upon completion, the intention is for the documentation to be lodged with Council as part of the broader planning progression for the area. Importantly, the property is improved with an existing residence, providing established holding income potential, offering immediate return while the longer-term planning landscape continues to take shape. The location benefits from convenient access to Lara Town Centre, local transport including Lara Railway Station, and direct connectivity via the Princes Freeway to both Melbourne and Geelong, supporting both lifestyle and strategic investment appeal. Opportunities of this scale and positioning within recognised growth corridors remain tightly held, particularly where land is supported by structured planning frameworks and long-term infrastructure sequencing. A rare opportunity to secure a substantial landholding with income, positioned within a recognised and evolving growth setting, with future potential subject to planning approval (STCA).
