We bought on South Stradbroke Island because we understood early what most people are still figuring out: this island can’t be replicated. It’s conservation land. There are no new titles. What’s here is what’s here, and that’s it. We weren’t buying a house. We were buying a lifestyle that simply isn’t available anywhere else this close to the Gold Coast. Fifteen minutes by boat from the mainland and you’re in a completely different world. No traffic. No noise. Just water, birds, and time that actually feels like yours. The Shed sits on an east-facing canal with a 18-metre deep-water pontoon out front. The pontoon entitlement transfers with the property. You can be fishing, crabbing, or out on the water within minutes of waking up. The canal is private and calm. The sunrises from the deck are the kind you stop and actually look at. The house, designed by Shaun Lockyer, itself is a contemporary two-storey steel-framed home on a concrete slab, with polished concrete floors, Colorbond roof, split-system air conditioning throughout, and solar with Tesla Powerwall battery storage. It’s been built and maintained to last. There’s nothing to fix, nothing to renovate, no decisions to make about what goes where. It sells completely turnkey. Walk in, put your bags down. Every piece of furniture, every appliance, every tool, every bar fridge, all bedding and linen, kitchen equipment, and fishing gear is included. The Toyota Prado, the dinghy with 15hp outboard, and the golf cart all come with it. Jet skis and jet ski pontoons are available to negotiate separately. Outside, there’s a solar-heated pool, a fire pit, a landscaped and irrigated garden, and a deck that faces the water. When the light hits in the afternoon you’ll understand exactly why we bought it. The practical stuff: body corporate is minimal at around $1,100 per year through Island Village Palms Seven. Annual GCCC rates are approximately $2,500. Utilities and services through Couran Point are approximately $9,000 per year. The island has 4WD access to the eastern beach for homeowners and residents. Access to the island is by private vessel. SSI is listed under the Nature Conservation Act 1992. Development is constrained to existing footprints. No new titles are being created. If you want a piece of this island, you have to buy one that already exists. We’ve loved it. We’ve used it. We’re selling it with a heavy heart and some confidence that the right buyer will feel exactly what we felt when we first stepped onto that deck. Private sale.
