Offering the type of long-term security rarely found in residential property, 9 Carstairs Circuit presents a compelling set-and-forget investment opportunity backed by a 20-year lease to a national veterinary business. With a current rental return of $64,088 per annum plus GST, 4% annual rent increases plus rates and utilities paid by the lessee, the numbers make this an investment worth a closer look. Originally designed and built as a family residence and since extensively adapted into an established veterinary practice, the property combines a substantial commercial fit-out with a spacious two-bedroom residence included. For an investor, this creates an opportunity to secure a well-established property with a long-term tenant already in place, minimal expenses, minimal ongoing involvement and contracted rental growth, year after year. Positioned on a prominent corner site with extensive street frontage, the property offers plenty of on-site and off-street parking while retaining the benefits of its suburban Amaroo setting. Located directly opposite parkland and surrounded by established homes, it occupies a location that works particularly well for its current use while also providing an attractive underlying land and residential proposition in future years. Beyond the strength of the existing lease, the property's residential origins provide additional long-term flexibility. Subject to relevant approvals, future owners may have the opportunity to continue its use as a home-based business or ultimately return the property to a substantial family residence. For investors seeking secure income today with options for the future, 9 Carstairs Circuit is an unusually versatile & attractive proposition.
