Overview

Flexibility for local farmers - scale for out of district farmers

Ray White Rural South Australia is proud to present 'Mungala', a property that has remained within the same family since cleared in 1961. Offered for sale as a whole or as two separate lots, 'Mungala' presents a genuine opportunity for local and out-of-district farmers seeking to expand existing holdings, add scale to their operation or secure a standalone holding with the necessary infrastructure already in place. Featuring sandy loam soils over clay, complemented by heavier red loam soils, 'Mungala' offers scope to further improve productivity through targeted soil amelioration, with similar programs achieving strong results throughout the local area. While the current lessee operates a continuous cropping program, the property has historically been utilised as a mixed farming enterprise, with the existing livestock infrastructure remaining in good condition and providing the incoming purchaser with flexibility to operate a mixed farming or cropping enterprise. Key Features: • Total Area: 2,244 hectares (5,544.92*acres) • Can be offered as a whole or in two non-contingent lots • 'Home' - 1,170 hectares (2,891.07*acres) • 'Elliots' - 1,074 hectares (2,653.85*acres) • Predominantly arable country with sandy loam soils over clay, complemented by heavier red loams across the flats • Secure SA Water supply with multiple meters servicing every paddock • Good stock proof fencing, supported by two central rubble laneways • Spacious 1990s built four-bedroom homestead, plus a separate three-bedroom transportable home • Useful farming infrastructure including multiple implement sheds, two stand shearing shed with yards, super shed and grain storage For a copy of the Information Memorandum please contact the Ray White Rural SA office.
