What's around 97 Boulton Drive

Magnificent Rural Lifestyle

Truly a hidden gem of the Hunter Valley, the historic township of Paterson built on the banks of the Paterson River nestled among rolling green hills and farmland. Originally established in the early 1800's, rich in history and culture, offers a lifestyle worth of a child's upbringing. Whether your interest is raising a family void of the trappings of densely built suburbs, discovering the peaceful existence that a small rural village offers retirement or simply a weekend getaway to relax and unwind from the day to day rigors of city life.....this location has it all. Lot 2011 offers a secluded existence nestled among the trees, suitable for the caring of horses for the teenagers and the raising of chickens, ducks and other pets for the younger ones, a rich and full country existence for all the children. The opportunity to build your own home with the features you want is benefited by a BAL rating (Bushfire) of only 12.5, meaning construction won't be hindered by the complexities of bush fire regulations experienced on the topside of Boulton Dr. Not to be missed is the luxury of a town water connection, something of a rarity with acreage living. For the home office, uninterrupted mobile phone coverage and broadband access makes working simply. Having the township located within an hour's drive of the majors centre's such as Maitland, Newcastle and the Hunter Valley vineyards provides a benefit to the rural lifestyle difficult to find elsewhere. Early age schooling is catered for within the township and secondary education is available in either Maitland or Dungog. Bus and rail services are available to cater for all needs. Whether it's getting the kids to school or a trip to Sydney, access to public transport is just a stone's throw away. Paterson is popular with day visitors looking to experience the history of the area, with dining available in renovated historic atmospheres, for the golfing enthusiast an 18 hole course exists within the township. Boat lovers are catered for with a boat ramp on the edge of town, numerous State Forrest's allow for the avid hiker, mountain biker and lover of outdoors to be truly catered for. In winter time snow can be experienced on the Barrington Tops some two hours away. This property is available by private inspection, with further information available by contacting the agent Andrew Pritchard on 0417 068 327.

Great result - highly recommended.

We had two blocks of land to sell. After discussing the timing, price and strategy with Andrew, we agreed to follow his recommendations. We sold the first block in two weeks. Although this block took just a little longer, we were extremely happy with the result. Andrew is professional, confident in his approach and always contactable. He knows the industry and the market extremely well, and this produces results. We highly recommend Andrew.
