Thoroughly professional and delivered above our expectations.

We'd talked to several agents about marketing our adjoining properties, and were given varying opinions. Initial high expectations from "agent one" were then toned down a bit. Our own views were challenged severely by "agent two". This "pricked our balloon" and we felt quite despondent. We questioned our own judgement about what our places were worth. We then had our properties independently valued, and were happy with the valuations. Deciding to ask a third agent, we sought an opinion from James Nicol. His presentation was professional, detailed and thorough. James told us straight out what he thought we would get. He talked about a marketing strategy and discussed the pros and cons of different methods of sale, explaining why he held those views. There was no pressure. We engaged James to sell our properties. We listed on the Thursday, inspections were on the Saturday, multiple offers came in on the Monday, negotiations were concluded on the Tuesday. The sale price for my property was 20% above the sworn valuation. Working with James was seamless. I have no hesitation in recommending James for anyone wanting to sell.
