An agent that has taken on too many properties

Our experience with James was all good until we signed the contract. It appears James has taken on too many properties and on multiple occasions did not return calls or reply to emails rather preferring to let his efficient PA deal with everything. He offered to have the house cleaned before we moved in as a "gift" - did not happen, then called on settlement to say he wants to drop around a "gift" the next day - did not happen. Never expected anything from him but don’t like when people say they are going to do something and do not follow through at all. Yes we were the buyer and he was not working for us but he has definitely lost a future client in us.
