•There appears to be an area in real estate that is called "a grey area", which agents in general feel at a loss to advise on. I refer to the insurance of the property once the contract is unconditional. Insurance companies will not insure for the seller during this period, and it is essential that the buyer insure the property during this period. Agents should take responsibility for notifying the buyer that this needs to be done. At the time of our sale, we felt that this had not been made clear to all stakeholders. Apparently there have been occasions when neither the buyer nor the seller takes responsibility and the argument ends up in court. Additionally, insurance companies often will not insure an empty house, even if the owners stay in it for a few days each week while readying it for market. This was not made clear to us by anyone. How can this problem be rectified? Regarding Communication Skills, we thought that Damien had good communication skills. However, he hands over some of the work to team members after the initial phase of organising the preparation for marketing. Follow-up after the contract was signed could have been more thorough, as we found we had to make calls to check on details.
