I’ve worked in real estate for over 11 years and have been through the fluctuating cycles of the property arena throughout this time. Coming off the back of a historic property cycle last year, there was a definitive change in buyer sentiment towards the closing of 2015. Right now the New Year has launched with early activity and a flurry of buyers re-entering the market, and with this early activity comes a new set of guidelines, for all agents in NSW, which should provide comfort to both buyers and sellers. As of January 1st, the bill that was passed became active, outlawing underquoting, so in a nutshell, agents will be limited to quoting the range outlined on their agreements which should reflect fair market value. No doubt this comes with a sigh of relief for buyers but also owners, hopefully eliminating agents inflated appraised values. Throughout 2014 and 2015, I was the major sponsor of, Annandale North Public School, and I will continue to support them throughout the year. In total, I have donated over $29k to the school, something which I am very proud of. I’m a huge supporter of local independent business and I’m a fan of the older days when the local shop owner knows your name and your order and you get that personal service, a handshake, a nod and a smile. To that end, I genuinely get behind the little guy and it’s why this area is so important to me. In 2014, I set the new suburb record in Leichhardt and continually aim to deliver a human element to every sale campaign. You get what you see with me, straight talking and genuine guidance. On a personal level, I have a deep passion for music and with Annandale’s rich music history, I feel right at home.

It started well enough…

We picked David because we liked his calm and soft spoken manner, and non-pressure tactics. We were told at the start of the campaign that the market was strong, and by the end it was weak and seemingly out of the agent’s control. David advised us to do basic renovations on the property to increase its value; we spent just under $30k. The final price we achieved was well below the value we were lead to believe. What bothered us more was the tactics and, in hindsight, we feel that David did not serve us, his clients. David also advised us to remove a built-in to make the bedroom “feel bigger”, only for buyer to use it against us. I suspect he advised the buyer to write all their grievances in an email to present to me as a list of “it’s not me, it’s you” reasons as to why my property needs to be sold below market, and as an extension why David failed to negotiate a better price for me. I had to push back against ridiculous conditions and offers and advocated for myself. Furthermore, there was no scheduled updates or meetings; I had to do most of the chasing. David was too quick to say “an offer is coming in today” only to hear nothing back. Why? If nothing is firm, just don’t say anything! An hour after settlement the property was up for rent by Cobden. They come out winning either way; the vendor looks like a fool doing renovations that benefits the agent regardless if how much less they make on commission. We don’t recommend C&H for sales or property management (yes, they managed the same property years earlier). Maybe the Sydney housing market have produced desperate agents with questionable tactics but should not be this way!

Professional Agent who is relatable and personable

David was professional, honest and personable to deal with. He was always available to contact, nothing was ever a problem. We were a little time poor and David went out of his way to show us the house out of open times.
