I contacted James on a trusted friend's recommendation. My past experience (5 sales in 2 states) was that agents work real hard to get the listing, promising heaven and earth in the process. Once one was signed up, the agent's level of intensity would drop and it is all on auto pilot through auction. In James Giltinan's case it was reversed - he did not try to sell his services with exaggerated price estimate, or press me to sign on the dotted line forthwith. It was low key - he introduced us to his sales team to make sure we are comfortable with them, and stated "I believe we can get you the best possible price for the unit", and "we will do our upmost to achieve it". The real effort was then concentrated on delivering on these promises, and it was all done with our involvement. From provision of stylist to arranging handyman we were part of the discussion. We felt part of the process - were updated virtually daily by phone, had regular detailed reports by email, and always felt welcome to phone and chat or enquire in person. We had complete faith in the ability of the sales team, their dedication to OUR best interests, and their integrity. We looked upon them more as friends than business associates. Auction day result was fantastic, but that was merely culmination of a month of non-stop effort and interaction between James' team and potential buyers. My only regret not having met James Giltinan previously - how much more rewarding (and less stressful) our life as landlords would have been!
