AUTHENTICALLY RENOVATED CHARACTER HOME

THE FEATURES YOU WILL LOVE The owners of this beautiful Federation home are passionate about heritage homes and this is acutely apparent in the superb quality of the renovation they carried out during the 37 years they have owned the property. The stunning character features of the home have been restored, from the tuck pointed façade to the wrap around, bull-nosed veranda. Original decorative pressed metal sheeting adorns the front gable, while the original jarrah floorboards are in impeccable condition. The home was extensively and authentically renovated in 1999, with the addition of a sympathetic and family friendly addition. The soaring 12 foot ceilings were carried through in the new part of the home, as were the timber sash windows and doors, high skirtings and decorative cornices. Ideal for families, the home has a wonderfully welcoming feel and has been the centrepiece of many family celebrations for generations. Surrounded by lush gardens, the home combines modern conveniences with the elegance of days gone by, creating a sanctuary that will envelop your family like a warm hug. THE LIFESTYLE YOU WILL LIVE Located in a quiet cul de sac, this soulful home is a short walk to the Claremont Quarter, local cafes and restaurants, Claremont Park, bus and train services. Rowe Park is at the end of the street, Freshwater Bay Primary is within walking distance and CCGS, Scotch, MLC and UWA are nearby. Set on a 739sqm block, with a secure double garage off the right of way at the rear, your family will love living in this family-friendly street. Please note: As with many homes in this precinct, the property is listed on the Town of Claremont's municipal heritage inventory as having "Considerable Contribution". THE DETAILS YOU WILL NEED Council Rates: $3,038.33 per annum Water Rates: $2,150.59 per annum Land Area: 739m2

Selling the Family Home.

Selling the family home after living there for 37 years was not only emotional but daunting. Susan demonstrated a sound understanding of the current market which was important as I knew I was selling during a period of change. My federation house of 1916 had been lovingly restored maintaining all the decorative features of the era with a unique extension which also incorporated features of the early 20th century. I needed a real estate agent that valued how the house had been restored and Susan fit the bill. Throughout the whole process Susan managed all procedures well, communicating honestly and openly again something I valued. She is highly professional bringing a joy to selling giving the vendor confidence in both herself and the Duet real estate agency.
