What's around 1307 Wallanbah Road

'Boori Boori'

"Boori Boori" has been developed with a great deal of care and consideration to the land and environment. The result is a well thought through, sustainable foundation that can be further developed if desired. The property comprises 167 acres in total with approximately 84 acres cleared and suitable for grazing. The grazing land is mostly gently rolling with some steeper, hilly ridges - the balance of the block is steeper and covered in brush and timber. The elevation at the entrance to the property and along the river is approximately 100m rising to 240m on the western boundary. The Wallamba River forms a natural boundary to the north and east with the overall river frontage measured at approximately 1.3km. An impressive stone and post & rail entrance welcomes you at 1307 Wallanbah Road. From here an excellent, well-formed road (1.3km approx) has been constructed, winding its way through the property to a private valley. This is a beautiful and secluded setting, and the owners have created a special place here. A large dam and a stone labyrinth are focal points from the architect designed studio which was built by local builder Greg West and is approved as a B&B. This wonderful building is passive solar and has been designed and built on feng shui principles. From here it is a short stroll to the river. In addition to the studio there is a large four bay shed. Two bays are for the storage of farm equipment and the other two bays are fully enclosed, insulated and comprise two bedrooms and a living area with a slow combustion heater. Next to the shed is a demountable dwelling, comprising four bedrooms and four bathrooms which used for overflow accommodation. All of the buildings are powered by an off-the-grid solar system (20 panels and 3.3kW with battery back-up). The system has been designed to be expandable in the event a house is constructed in the future (a power board is set-up in the paddock as this was part of the overall plan for the property). An on-site waste management processes all waste water and then pumps it out to a reed bed for absorption and dispersal. A yagi antenna provides mobile service at the shed. The property has excellent water security from 3 dams, the Wallamba River and a semi permanent creek near the entrance to the property. There are also three large water tanks at the shed and studio. Other improvements include new cattle yards, a cattle crush, and large sections of new fencing. This labyrinth is one of only a few in the world created with sacred geometry that has traditionally been located on sacred sites, power places or energy vortices on the Earth. The labyrinth design is named a Classical Labyrinth or a 7 Circuit Labyrinth and has been built specifically with sacred geometry for our land. The labyrinth is non-denominational and is a spiritual tool for self-inquiry. It is a symbol of sacred space and walking the labyrinth is mindful meditation in action. Take a moment and create an Intention for your walk and know that the labyrinth is a place where you can release anything that is no longer serving you at this time. Once you reach the centre, take a few breaths and be open to receive inspiration, insight, healing and clarity or should you wish to offer a prayer. On your walk back out, you might find you are more centred and calm and further insight may be revealed as you reflect and continue your journey outward. Location & Access: Situated 13km down Wallanbah Road. This is a council maintained gravel road. The property is situated approximately 25km east of Gloucester. Friendly, knowledgeable and helpful

Gary was easy to work with, particularly in the lead up to and during the Christmas and New Year holidays. We had a number of critical questions for which we required answers to before exchanging contracts which Gary helped in resolving. Thanks Gary in helping us find and secure our rural dream property. We look forward to becoming part of the Gloucester community.
