After property being on market for close to two years ( no fault of agent) we finally got a buyer after significant negotiations and price drop. We met with buyer soon after signing but things went south from there. I won’t detail the buyer problems but have to say once deposit was paid and agent was paid it was very clear agent was now working for buyer not us. Buyer and her conveyancer had repeatedly been dishonest with us so we were very cautious about offering an early occupation of property as requested before balance of payment. This triggered a very aggressive response from our agent trying very very hard to convince us to let buyer in without payment. After getting some information on buyers background and past property deals we established she was very manipulative and untrustworthy. We offered early settlement to get her in, this was agreed to but a day before new settlement date agent calls us and tells us her finance has been delayed and it’s all our fault and we won’t be getting settled until possibly 3-4 weeks later, and because this is our fault we should let her move in without paying first! This triggered heated discussion with agent that was incredibly rude and clearly 100% supporting buyers wants not ours. Again we denied access before payment even with agent trying verbal scare tactics like saying squatters can move in and trash the place, we didn’t budge. Instead we investigated and found finance hold up was caused by buyer trying to apply for tax exemption triggering an audit on her loan and other property’s. We called agent to advice but no answer so we told agent by message with no response. Interestingly an hour later all is good again with buyers loan and settlement was done the next morning. This adds weight to our suspicions that buyer was just trying to get in for as long as possible without paying. Our conveyancer has since contacted agent with no response and we got a brief message asking about a door key and no response since.
