Classic Victorian Terrace or Ultimate Work from Home Solution

A well-known property on Carrington’s main street, this dual level terrace c.1900 has had previous lives as a barber shop, bootmaker and several small practices and recently operated as Encasa hair salon in the front two rooms of the ground floor. The property’s B2 Local Neighbourhood zoning delivers both residential and commercial appeal making it highly desirable as a mixed-use premise. Secure the entire building for your own use and run your thriving business in the large shopfront downstairs, which enjoys prominent street exposure in a bustling locale. And at day's end, put up the closed sign, lock-up and enjoy the rest of the property as your main residence. Timber floors, 3.4m ceilings, exposed brick walls, and a classic upper-level verandah offer a glimpse into the home’s period soul, while wonderfully bright interiors and stylish updates to the bathroom, kitchen and delightful rear courtyard ensure it functions as a thoroughly modern home. Alternatively, you may choose to convert the property back into a beautiful home. From an investor's standpoint, there's scope to line your pockets with income should you wish to lease out the building. There’s something special about living in Carrington, named by locals as ‘Carrodise’ for its welcoming community, laidback lifestyle and fabulous 7-minute bike ride to the harbour, city, and beaches. Sitting on a spit on the opposite side of the Hunter River to the rest of Newcastle, ‘island life’ has its own unique vibe with a local gin distillery, a weekly 5km park run and a rowing club on Throsby Creek, along with a great set of local shops, cafes, and corner pubs. • Classic Victorian terrace with B2 Local Neighbourhood zoning • Formal lounge and dining rooms downstairs currently configured for use as a salon with easy scope to convert back • Modern electric-equipped kitchen with dishwasher and outlook over the rear courtyard with sink and second w/c • Stylishly renovated subway tiled bathroom with walk-in shower • Currently configured as two bedrooms upstairs with easy conversion back to a three-bedder with the erection of a stud wall • French door access to deep sheltered verandah • Footsteps to local shops, businesses, eateries, and public school • Number 24 bus at door for easy commute between Wallsend and Marketown • A rental return in the vicinity of $750 - $850pw if residentially leased as a full home, please seek the agents advise on the commercial lease aspect Council Rates: Approx. $2,100 p.a. Fantastic from start to finish

First of all it was Peter’s radio add that was really engaging. I called him and he was keen to meet with us straight away . From that first meeting We had a really good feeling , we trusted him straight away and could feel his passion and eagerness to get us a great result . This was my first ever property sale , and we were clueless about the process. Peter was really patient with us and explained everything in detail every step of the way . He also made us feel like no question was a stupid question, and was a great listener when we wanted input and his team went over and above to help us as well. Overall we would recommend Peter and green st to anyone wanting hassle free professional experience, with a lot of heart and good humour along the way .
