Talk to Shane. Make him your man. Let him deal with the other agents for you. Have him work for you!

If you're looking to buy, do not go to all the agents. Go to Shane. Tell him what you're after. He knows what's available. He'll liaise with the other agents for you as YOUR representative. He did this for me. I ended up buying one of his listings, but that was because it best suited my criteria.
