Yes we made a sale but my opinion would be the same if there hadn't been a buyer at this time

Why the rating? I was considering sale versus a letting. Upon first meeting Joel I asked if this was a good time to sell our 15 year old apartment due to the threat of better quality new builds on the horizon. He was non-committal, understanding my concern and I respected that, but not inducing me to list the property solely for his own ‘commission’ interests, given that I had declared the letting option also. Price expectations, he was able to reference quickly another property that had been listed at a higher value and shared the inspections / offer data. This was critical in deciding upon a realistic sales price range. Good advice on marketing, able to manage within a given budget. Good advice and discussion on the use of a single listed price versus range. Good advice on the apartment’s presentation for sale. Fees, able to negotiate a sliding scale of fees dependent upon the realised sales price. Very quick listing, within 5 working days of agreeing the price range. Good advice on Form 1 preparation and patience in dealing with my anachronistic conveyancer. Prompt and professional follow up throughout the process, I presume this must have been the same with the prospective buyers. Two offers only, able to negotiate two higher offers (+$15k combined) from the eventual purchaser. Even handed, calm and genuine demeanour throughout, key for a sales professional. Yes we did get a positive outcome, but my opinion would have been the same if we had not found a buyer at this time. Like any property sale the key is to start with a realistic price range expectation with the client, we achieved this. And that first response ‘is it a good time to sell?’, after the event, ‘yes it is a good time to have sold your apartment’. The key distinction, there were not a lot of buyers out there for apartments that price level and that age of property. So I concluded it was a difficult time to sell, hence the Joel’s initial cautious response. A job well done
