What's around 4 Mary Ann St

"Such is a Life on Toe Rag Lane"

Journey back to 1828, as you discover this enchanting home situated on once what was known as "Toe Rag Lane", breathing life into the rich history of Mary Ann Street. Here, the intersecting roads and adjoining town common echo the village's garrison convict past, a story that began under Lieutenant Governor George Arthur's vision for Westbury. Among the early structures, this dwelling constructed for Lieutenant Dexter's officers of the 63rd Regiment stands proudly today. Convict made bricks bear silent witness to those who laboured it's history imbued in every wall. This storied residence now shares its legacy as the Military Barracks at 4 Mary Ann Street. Through the passage of time, the property has evolved yet retained its old world charm. Renovated to honour its 1800s aesthetic beginnings, the home now offers modern comforts seamlessly blended with period elegance. Featuring three spacious bedrooms, a large lounge room, an additional formal dining room and a central bathroom with dual access from the master suite, this home provides both functionality and timeless beauty. Within the heart of the home lies the kitchen and family area, where a cosy working fireplace adds warmth and charm. Large arched double doors open to a tranquil courtyard, offering a peaceful space to unwind, admire the abundant gardens and savour the sights and sounds of surrounding wildlife. As you exit through an updated yet minimalist laundry, follow the garden path to a double carport, studio and garage/workshop, which provide ample space for both practicality and creativity. Set on an expansive 1686sqm double block, the property is framed by lush, established gardens in full bloom. Flourishing flowers, verdant greenery and a well-maintained vegetable patch create a gardener's paradise. Across the paddock is the common, the outlook one of peace and natural beauty, offering a harmonious balance of seclusion and convenience. Westbury's amenities are only moments away, adding to the appeal of this rare historical gem. Seller's review

Josh Schaeche and Piper Sanders working tirelessly to obtain the best results.

Selling the family home can be one of the most complex decisions you ever make. When choosing potential real estate agents, it is important to do your homework (initially check credentials, references & read the reviews online). Attend open house appointments and personally observe real estate agents at work. I contacted several agencies, to “meet and greet,” generally introduced myself and received an appraisal on my property. To keep the playing field level, I emailed a list of questions to those shortlisted, giving each time to prepare their answers. Josh Schaeche and Piper Sanders from Harrison Agents rose to the challenge and presented content specific to my requirements. I found their answers were clear, forthright and transparent. Preparation for the seller is exhausting but necessary. Prospective buyers want to envision themselves living in your house. Piper’s “first impression” comments assisted in this process of decluttering and depersonalising. Her approach when writing the advertising copy was precise and competent, specific to my home’s location and historic attributes. When the advertising campaign went “live,” activity reports were documented by Josh and emailed to me. Scheduled viewing times were organised with my permission, giving me time to prepare and vacate the premises. Josh’s negotiating skills became evident for my home sold within several weeks, the purchasers agreeing to meet my asking price. Josh kept me informed (by phone calls) throughout the entire process. I highly recommend Josh and Piper. Besides personally witnessing their enthusiasm and dedication, I never realised how complex their roles as estate agents have become. Many times I communicated with Josh who was still at the office, working well into the evening.
