▶Daniel and Elliot worked hard to ensure that the house was presented in the best possible light considering that it was in it's original 1960's decor and had only been repainted once in the intervening time. We had chosen Daniel and the Jellis Craig team because they were estimating a middle of the range sale price compared to the other agents we were considering. Through their marketing efforts, they managed to attract 60 attendees at the first open house. Attendances continued to remain above our expectations and by the week before the auction, Daniel and Elliot had at least 4 purchasers definitely keen to bid. Through their negotiating skills they had encouraged two of the parties to put in written offers approximately $200k higher than any other agent had suggested. Because the date for the auction was constrained by the AFL Grand Final there were going to be many auctions locally on that day. Daniel advised that we ran the risk that these and other potential bidders may have already made a commitment on another property, by the time it got to our scheduled auction time. He proposed a clever strategy of bringing forward our auction to late afternoon on the Wednesday. Although there was a risk of lack of interest because of the unconventional auction time, we saw the benefit and agreed to go ahead. Daniel and Elliot put in a huge effort in the days leading up to the auction, including door knocking lots of people living in the street and in adjacent streets. It paid off because it resulted in about 60 people turning up. In the end after vigorous bidding the property sold for nearly $300,000 more than we anticipated.
