Campaign lacked strategy, communication, and effective vendor representation

We engaged Alex Jacobs from JKL to sell our Tuncurry property based on a long-standing relationship and trust. While the property sold, the experience fell well short of expectations. The campaign lacked structure. We received limited guidance on pricing or strategy. We were misinformed about advertising rules. Communication was inconsistent and vague. Zero strategy was provided to generate buyer competition or improve outcomes. Offers were passed through without evidence of negotiation or development. Early offers were presented without context. When multiple buyers emerged, there was no visible effort to create competitive tension. At a key point, with competing interest, we requested a further $2,500 be pursued from a buyer. Alex refused to negotiate on our behalf. We had to drive key decisions, including guide price reductions, due to lack of proactive recommendations. After accepting an offer, Alex insisted on 10 days cooling off instead of the standard 5 without recognising it extended into Easter, effectively giving the buyer 18 calendar days. This removed the property from the market during a strong period with minimal deposit protection. Repairs were not completed despite promises. Prospective buyers were turned away from open homes without our knowledge or approval. Building inspections were not properly supervised. One day before settlement, the buyer raised alleged maintenance issues, escalating into a dispute requiring significant involvement from us and our conveyancer, including independent verification confirming no issue existed. We raised detailed concerns with the agency. The response acknowledged them generally but did not address specifics. A small goodwill adjustment was offered. Overall, we found Alex complacent and disinterested, focussing on the buyer rather than us. The campaign lacked diligence, strategy, and effective representation. It was not sold under optimal conditions. We would not engage this agent again.
