Great agent!

My husband and I found Lachlan extremely helpful during our 12 month search for the right property. He was happy to accommodate our time restrictions regarding house inspections and kept us well informed of the market and then the sales process once our offer had been accepted. His knowledge of the Pittwater area, where we were looking, is excellent and from our experience Lachlan works very hard to satisfy both vendor and buyer. We also enjoyed his company as he has a great sense of humour!

Lachlan Elder. By any measure the most effective, hardest working Agent to represent us.

There's saying in owner land. "Name your price and stick to it. No matter what". I have always been of that belief. Sometimes to my advantage...sometimes not. Ego or self belief? Vendors have this conviction that a high price, protects against buyers who invariably beat you down. Wait long enough and you will get your price. We ignore the reality that in the majority of cases the market determines price. Today's buyers are savvy. They know exactly where the market is. Armed with a smart phone you can tell the entire selling history of a property. Time to market. The latter is the key element. Hang around too long and buyers start asking, why has it taken so long to sell? Is there something wrong?.. The longer you remain unsold the greater the pressure to lower the price. Add on holding costs, mortgage etc and the damage can be significant. Most agents will not tell you this. They want listings and go along with the vendor. By the time they point out the market reality it's too late. Price falls, the vendor looses patience and money. Lachlan Elder, Principal LJ Hookers Monavale, was one of only two agents to outline the facts. Over a coffee he counselled us to meet the market, get on with life. Offers came in and we sold at our new asking price. No haggling. The other mistakes vendors make at their peril, is rapid fire change of agents. Or entering unrealistic, lengthy exclusive agreements with agents who refuse to cojunct. Remember agents are human and can hurt. They can also hit back. Market gossip is damaging to the property's saleability. In the end go with experience, local knowledge and results. High negotiating skills and ability to close the deal. And strong ethics.
