A more modern approach with the use of an app for all information and communication makes it hard to justify the management % fee. As a landlord if you are proactive and view the app regularly / actively reach out to the agent then business seems to run smoothly, however this seems to rely on you as the landlord rather than the agent of which you are paying a management fee. In my experience without viewing the app commentary on damages, repairs needed and mistakes in the billing were missed and only addressed when raised by myself. Phone / email communication is quite poor and attention to detail is lacking resulting in the mistakes mentioned above. Albeit the negatives it is my experience that these agents are better than most in the town and that the app system is quite universal, creating a poor customer service and lazy management approach.
