‘BUFFALO MANOR' – SIZE, LOCATION & A TOP RENO!

Walk to the Barwon River and reserves and the many services, attractions and facilities that Winchelsea has to offer from this very well located property : History : This unique and expansive residence was in part, originally the home of the Australian Childrens Charity ' Cottage by the Sea ' situated in Queenscliff Victoria. It was then owned by the Royal Antideluevian Order of the Buffalo's and subsequently relocated to Winchelsea in the late 1940's. Since then, and whilst retaining original character, the building has been substantially extended and more recently, fully renovated to present a very large and welcoming family home. Set on a great block of some 842m2, the floor plan over two levels incorporates four bedrooms, a study ( or 5th bedroom ) three living areas, a fantastic commercial grade kitchen, two bathrooms and an extensive covered deck and outdoor entertaining area that takes full advantage of the blocks rear northerly aspect. Further details and features include ( though are not limited to ! ) : - A large kitchen with stone bench tops, a stainless steel island bar, commercial dishwasher, 900mm gas cooktop, gas oven and plenty of bench and cupboard and work/prep space. - Original double door entry of Baltic Pine originating from St Giles Church / Old Lyric Night Club and opens to the oversize main lounge room – originally the dance floor apparently ! - Hardwood feature floors and new carpets throughout and a neutral fresh paint job inside and out. - Two living areas on the ground floor and a further open living area on the second floor - Full ensuite with claw foot bath, vanity and second toilet to the huge main bedroom - Slow combustion heater which also runs the hydronic heating system plus two reverse cycle airconditioners - Built in robes to bedrooms 3 & 4 and a large walk in robe to the master - 4 Kw solar electricity system plus a backed up solar hot water service - Separate rear bungalow / workshop / home office set at the rear of the property - Plenty of on site hardstand parking, established vege plots, four bay wood / sundry shed, low maintenance garden and a great north facing back yard. The property is just 20 minutes to Waurn Ponds, Geelong and 25 minutes of so from the delights of the Surf Coast in Anglesea and Torquay. Living large in a great country town!

Seller's review

Not afraid of doing the hard yards, which always ends up kicking goals!!

We knew we had a "Different" house than the standard, but that's why we loved it. It was renovated to suit us and obviously not a wide range of people. After dealing with Geoff on a different property and getting a quick sale we then asked him again to work he's magic and get our Family home sold. After many months , many open days, many conversations between us and Geoff, he came in with the goods once again and with a quick settlement to boot. We couldn't be happier with the result. We HIGHLY recommend Geoff as the man in the know, who will work with you to get a great result. Cheers.
