What's around 35 Goodhugh Street

A home for all seasons

This beautifully presented two-storey, four-bedroom home has been lovingly refurbished by the original owner, who has lived here for more than 30 years. Set on the high side of a quiet street in popular East Maitland, the residence's northerly aspect offers lovely views over tree-studded farmland to the distant hills. As soon as you step through the front door into the slate-tiled entry hall, you'll feel a sense of welcome. Stairs lead up to the second level which includes several generous living and entertaining areas and three bedrooms. The spacious L-shaped lounge and dining area makes the most of the northerly aspect and views, with floor-to-ceiling glass and sliding doors opening onto a glass-balustraded balcony across the full width of the house. Raked ceilings, exposed timber beams and freshly painted off-white walls add to a soothing sense of light and space. The kitchen has been fully renovated with eggshell-white gloss cupboards, Caesarstone benchtops and tiled splashbacks for a fresh and stylish look. Brand new appliances include a dishwasher, electric oven and easy-clean glass cooktop. A sliding door separates the kitchen from the dining area and a breakfast bar opens onto the family room, perfect for casual meals. Double glass doors lead from the family room to a huge entertainment room at the rear of the house, with large windows on two sides bringing in light and calming greenery from surrounding trees. The kitchen and rear living areas feature floating timber flooring. Step out onto the new covered timber deck to enjoy the private garden with an expansive lawn lined with mature deciduous trees that present a glorious show of colour in autumn and lovely leafy shade in the warmer months. It's the perfect spot to relax and enjoy a barbecue with friends and family. Three bedrooms, all with carpet and built-in robes, and a family bathroom, with bath, shower and a separate lavatory, take up the eastern side of the upper level and there is a second lavatory off the laundry. The fourth bedroom is on the lower level, and at 7.6m x 4.4m, there's plenty of room for a study and lounge area as well. The double lock-up garage has power, roller doors and a door to the entry hall. At the rear, under-house storage space runs the width of the dwelling at standing height. There's off-street parking for two cars in driveway and room for at least one more on the lawn, with side access to the fully fenced garden. The home has three split-system air conditioners and gas outlets in the living areas making it easy to keep cool in summer and cosy in winter. A small rainwater tank provides extra water for the garden. Additional features: - A range of public and independent schooling options located close by - Seven-minute drive to historical Morpeth - Four-minutes into Maitland - 40 minutes to Newcastle - 10 minutes to Green Hills Shopping Centre - 10-minute walk to Tenambit shops - Nearby aquatic centre, golf club and parks McElwaine Hunter Valley Pty Ltd has taken great care and diligence in the preparation of this advertisement. Buyer's review

very poor communicator

Overall a pretty poor experience. She was consistently poor at replying to texts/answering calls, often not hearing back for several days. 2 weeks after we had paid the deposit and had an offer accepted we had to do a final inspection of the property to check some minor maintenance and she organised another couple to also view the property at the same time without telling this other couple that there was already an offer accepted (wasting their time) . Wouldn't use by choice
