ARCHITECTURALLY DESIGNED | COASTAL ECO-SANCTUARY

Every detail of this one-of-a-kind, three-bedroom, two-bathroom, BRAND NEW BUILD custom home has been considered with respect to eco standards and relaxed and effortless, open-plan living. Appointed with rich, solid blackbutt flooring, recycled red brick highlights and high-quality, solid stone accents throughout, this home is the perfect synergy of contemporary coastal chic, with earthy vibes akin to the classic Hilton lifestyle. Privately set at the rear of the block, this low-maintenance home is a light-filled sanctuary, with high racked ceilings and a spacious open-plan living, kitchen and dining with a natural gas log fireplace and solid glass sliding doors leading to a vast blackbutt deck and garden, (equipped with discreet hot-water shower). Attention to passive solar design defines this 7 + star plus energy rated home. High-grade insulation is applied to walls, ceilings and the roof space, along with 3.9KW solar panel system and a 3000L rain-water tank (servicing the bathrooms), intended to keep energy expenses low. Excellent breezeway efficiencies from surrounding quality window construction, is especially evident in the living area. A combination of raised and louvre operated windows bathe the home in natural light and not only provide exceptional cross ventilation from the Freo Doctor in the summer months, but frame abundant tree-top greenery from neighbouring properties. Quality SMEG appliances - a five-burner gas stove-top and cooker, and integrated dishwasher - complement a solid stone island bench (offset by a modern pendant light) with built-in storage, blackbutt timber cupboard accents and funky benchtop LED backlighting. The extra-large bedrooms are fitted with luxurious pure wool carpets; the master suite with alfresco access, walk-in-robe and ensuite bathroom, is offset by porcelain tiles and hand-made subway tiles framing the shower recess. The two remaining bedrooms include mirror-inlaid built-in-robes and access to a shared bathroom with tub and identical features to the master suite. A handy study-nook, with built-in USB port, is nestled between these two rooms. Completing the home is a double car port and off-street parking laid in liquid limestone, a motorized timber-framed gate, video intercom & offsite viewing gate release, LED downlighting throughout, split-system airconditioners in main rooms, a large, practical laundry and inbuilt gas and electrics installed for an alfresco kitchen and barbecue. Surrounded by green open spaces, tree-lined streets and a unique, coastal town vibe, the location of this home is close to Fremantle, walking distance to Hilton Primary School, Amici Early Learning, Gilberts and Hilton Fresh, along with the endless convenience options along South Street and Stock Road. Homes built to such high-level specifications and attention to detail, are rare finds in Perth. With close proximity to the coast and easy access to major roadways, this luxury build will retain its unique character and timeless style for decades to come. - Custom, one-off, architectural design - 7 plus star energy rating - Passive solar considerations, with excellent breezeway efficiencies - Solid blackbutt flooring and cupboard accents - Smeg appliances in kitchen, with extra-large stone island bench - Light-filled open plan living, kitchen and dining with alfresco access - Hot water outdoor shower - Double carport with secure, electric gate, liquid limestone paving and off-street parking - Security locks on all doors and windows - Extra high door frames (2.3m) - LED downlighting throughout - Split-system airconditioners in main rooms - Master bedroom with walk-in-robe and luxury ensuite bathroom - Walking distance to Hilton Primary School, Amici Early Learning, and Gilberts Phone Lisa for further details and to arrange a private viewing 0411 692 691

Five Stars

The result exceeded my expectations, both with price and the time it took to sell. It was a smooth hassle free process. The furniture styling and having home opens on both Saturday and Sunday for a full hour with chocolates and biscuits to welcome prospective buyers was a nice little touch from the agent. A twilight champagne viewing enticed buyers along. Im sure the warm and friendly approach Lisa had, made people feel comfortable. I would definitely engage Lisa to help with future real estate transactions.
