Review of Chris Rayner for 19 Vista Parade, Mount Riverview by Jim Noss

We listed our property with One Agency in April 2017. I found that Chris did not have as much contact with me as did Kate Spence. In fact I was almost out of the communication loop with my wife Deidree getting most of the calls. Chris essentially did the job but seemed a bit too keen to get us to drop the price, even as early as signing up the agreement. We were under some pressure to drop the price range even lower than we agreed to due to the market slowing down as Autumn began. It was a balancing act between keeping the price range where we first listed or risking sitting winter out with an empty house. It is difficult to say no to an offer once it comes within the advertised price range and I suppose if we were more greedy we could have chosen to sit winter out until we got a better price. Thus I was disappointed that after all the promises of high sale prices we sold below what we determined as a minimum price. We were not desperate sellers either, but wanted to get it over with. A lot of importance was placed on the first open house days. Unfortunately the actual first Open House was done at 10:30 am, not in the afternoon as we had discussed. Thus we lost an effective first open house due to only a small number of people showing up, mostly neighbours. I was warned about agents promising a high selling price to get our business then dropping the price to effect a quick sale. Was this one of those cases? The purchasers were also One Agency customers with their house being sold by One Agency. There could have been a conflict of interest as the purchasers of our house were getting support from One Agency for concessions such as paying half the agreed deposit as stated on the contract, and once we had accepted their offer (the contracts were not exchanged yet) Chris had no intention of doing anything more for our sale. I nearly rejected the offer as it was presented as "this is their final offer".
