• We completed appraisals and provided assistance to you with purchasing an investment property, given you are not based locally (prior to being an Orana client).
• We completed a pre-settlement inspection for you complimentary (normally $330), with a detail report, videos and photos provided with recommendations relating to removal & replacement of furnishings and items that were broken, dated, and worn.
• When the tenants vacated, we carried out detail final inspection with further recommendations.
• We re-let your property with minimal vacancy time and increased your rent per week by $80 per week
• The Property Manager & Business Development Manager took time to sort through your furnished property and compile items ready for the contractor to remove and dispose (complimentary task).
• We organised a contractor to attend and remove and dispose of these the items, of which you disputed the cost.
• You disputed a plumbing invoice earlier in the year, of which we paid for this invoice as a gesture of good will.
• Based on our suggestions, several new furnishings and some minor furniture were purchased on your behalf, in person from Kmart. This was carried out after- hours by one of our team members (no extra charge for this).
• 4 of these items were flat packs and assembled by our team members after-hours (no extra charge for this).
• Your Property Manager attended on a weekend to finalise the property on your behalf (no extra charge for this).
• The property condition report was carried out on a Sunday to accommodate the quick turn-around (no extra charge for this).
