How would you rate our experience?

Management contract was signed at the 10% management fee option - which included 4 annual inspections. The first lease started on 24/1/2025 Inspections were carried out on 26/3, 30/6, 17/9. 4th annual inspection was carried out. Notice to vacate was provided on 19/12/2025. We were advised on 19/12/2025 that a final bond inspection will be undertaken and a copy of the condition report sent to the landlord. A cash hold on the landlord's fund will also be applied to pay for any accounts during the change over between tenancies. We received a maintenance notification by Jim's cleaning group on 30th jan 2026 - listing all the cleaning required. We contacted our property manager to request that the tenants should cover cleaning cost. We stated that - at the end of the tenancy, it is the tenant's responsibility to return the property to the initial state. We received bond disposal request on 4/2/26, that bond is deducted for the cleaning cost. Property was advised and new tenancy was commenced on 6/2/26. To date (16/2/26), we have not received any conditions reports from the end of previous tenancy or at the start of the new tenancy. Feedback, Our experience made us feel that the landlord's interest is not the priority and there is a tendency to be taken advantage of. Please send us the conditions reports as you have written in your correspondence. Please conduct the inspections and provide reports as agreed in the management contract. Offer an apology +/- compensation when you could not meet expectations outlined in your own management contract. (my other property was managed at 4% fee and i did not have to request that the tenants covers the end of tenancy cleaning cost)
