Jake failed us at every step of the process.

Jake initially came across as supportive and aligned with my wife’s and sister-in-law’s instructions for selling their parents' home. In reality, he was misleading prospective buyers. ​We arranged a shortened campaign and a strict 60-day settlement to meet a mandatory deadline, along with a firm reserve price. However, on auction day, we discovered Jake had signed buyer agreements—without our consent—allowing 90-day settlements and reducing deposits to just 5%. None of this was discussed or approved. He altered contracts on his iPad and had the family sign without full transparency. ​Speaking with neighbors who attended, we also learned he quoted a reserve $100k below our guidance. This immediately discouraged bidders when he placed a vendor bid at his lower quoted price. With only two bidders losing momentum, Jake sent a junior agent inside to claim "the auction is running hot; put it on the market and it will keep going." It went up by only $1,000. A competent agent would have passed it in to negotiate properly. ​ When the buyers came inside, they demanded 90 days, stating Jake had pre-approved it and they wouldn't have bid otherwise. Facing a standoff, Jake pushed the sale through rather than declaring it void. We were forced to agree to 60 days with a waiver on penalty interest if they delayed—which they predictably used to take the full 90 days. ​Then came the 5% deposit surprise, which no one approved. Had the deal fallen through, it would have cost us significantly. His sole objective was to secure a sale at any cost. Jake’s conduct was appalling, and Ray White management backed his disgraceful effort 100%. Jake is a Snake, Stay away.
