Started well and then almost ended with us going to VCAT

Our original Property Manager Emma, was phenomenal and was very attentive when issues arose with the dilapidated rental we were living in. She was great! Towards the ends of the tenancy however, there was a change of property manager during this time. We were not notified of the change of property manager by Ray White at all, we found out when we were told we were having an open inspection by the new agent. An inspection mind you, we had not been notified prior of and was to happen in under 48 hours from advisal. We provided 70 days notice that we were vacating the property which is well over that standard notice period and were immediately met with a rent increase for the remaining period of the tenancy. When coming to closer to vacating the property, I received a second-hand request from the landlord via the property manager if we can keep electricity running several days after our exiting of the property so that the owner could come and do some additional cleaning. When I declined this as it is outside of our tenancy responsibilities, I was told that I would need to take apart the air-conditioner and heater to clean particular filters which 100% were not cleaned by the previous tenants or prior to us taking the lease. I declined again and requested that we please stick to the requirements within the tenancy agreement. We now proceed to the end of lease clean and return of the keys. My partner and I went through the house (which looks like a toddler renovated) and cleaned it to a point where it was better than we received it bother inside and out. We provide the keys back to the agent on a Monday. Agent inspects on Wednesday and says no issues at all but says that the landlord also wants to inspect over the weekend before bond is released. Landlord says that there are issues with property. The issues are leaf litter blew onto the front path due to severely windy weather and it being 7 days after it was cleaned. This landlord and property manager really suck.
