Following the 2026–27 Federal Budget, new-build residential properties hold a compelling tax advantage that existing stock simply cannot match. From 1 July 2027, negative gearing will be restricted to new builds only, meaning buyers who build at Aquila retain the ability to offset property losses against their income, while those purchasing established homes will lose that benefit.
On capital gains, buyers in new builds get to choose the better outcome, either the existing 50% CGT discount or the new inflation-indexed arrangement, whichever is more advantageous at the time of sale.
Established property owners & investors will move to the inflation-indexed model only, with a 30% minimum tax rate on gains from 1 July 2027.
