140m TO BEACHFRONT - LOCATED IN QUIET SIDE STREET

If you have been looking for the perfect beach getaway, then you have found it. This is a unit, - however its position in the complex means it is like living in a house – sitting on its own on the first level with no adjoining side units. The unit had a major renovation some years back – a complete makeover to a high standard. It is in the most fabulous location – just stroll 140 meters (or 6 houses) down the street and you are on Flinders Parade and the beachfront. Entry to the unit is via your own stairway with a porch entry area. As you step inside you have the feeling of lightness and openness looking through to the front. The beautiful timber floorboards give a warm and inviting welcome. Features include:- • Open plan dining/living area – with full width double glass sliding doors out to the front patio and ceiling downlights and ceiling fans. • Kitchen – bespoke U shaped kitchen making the most of the space. Designed by a kitchen company with white 2pac cabinetry with the overhead cabinets having no handles, and beige benchtops and extra large tile splashbacks, plus under cabinet LED lighting. It is fitted with an electric ceramic cooktop, exhaust fan and oven, plus a dishwasher. • There are two double bedrooms – each with a built-in wardrobe and both having full room width glass sliding doors out to their separate patios. The bedrooms are carpeted and have fan/lights. • The combined bathroom/laundry is in an excellent position between the two bedrooms both for access and privacy. It has a large shower and vanity on one side, and on the other is the laundry with a bench with washing machine and dryer space underneath, plus a laundry tub. A useful addition is the Elfa wire wall shelving system and there is a light/fan/heater combo. • Separate toilet – next to bathroom. If another toilet is desired, it would be easy to add one into the laundry through the adjoining wall (as has already been done in a similar unit, and if you would like a full ensuite then there is potential to add a shower in the separate toilet as well by changing the door entry to one from bedroom 2). • The two patios are a wonderful part of this unit. The front one runs the full width of the unit. It faces north and is protected from the summer sun, but when winter arrives the sun pours in and warms the whole unit. The cantilevered patio addition, which extends beyond the house frontage line down the street, allows a better view down to the beachfront. There was previously an ocean view but now the trees that have grown are mostly bocking it – just some glimpses and more views when they are cut back. The other wonderful design addition is the high gable roof over this section. It allows for great sky views of the sunrises and sunsets, as well as the stars at night. The back patio is accessible from the kitchen and Bedroom 2. This is good if you want a private sitting space, perhaps in the sun or shade, or away from the breezes. The unit clothesline is also here along with the recently installed electric hot water system. There are split system air conditioners in the main living room as well as one of the bedrooms. • Garage – single auto garage with an a personal door at the back and some wall shelving. However the unit has a full car length undercover area in front of it . which although not an official carpark, cannot be used by anyone else except this unit. • If eco friendly features are important to you then you will appreciate that the perfect north facing aspect and the unit layout makes the most of it. The unit has a total of five doors – if you want to catch the breeze then open and close them to suit. There are also windows in the rooms on the eastern side, but a solid brick wall protecting the western aspect. Security screens and lock shields mean you can feel safe and secure. There is also insulation in the roof cavity. Fans are installed in the living area and the bedrooms, and air conditions in the living and bedroom 1. The complex was constructed in 1992 and has been well maintained since then. This unit had a total refurbishment about 10 years ago. There are 9 units in total and the complex has a unique and interesting building layout. It has some garden areas at the front and side, and in addition if you walk through the downstairs middle gate to other side and you will find a lovely undercover cool garden area plus a grassy lawn and garden beds with shrubs. Only 140m away at the end of the street there is the wonderful newly created Drury Point Beach now a private sandy cove – just walk down the timber stairway. Or turn right when you reach Flinders Parade and in 400m you will find Queens Beach North with its long section of golden sand suitable for swimming as well as a range of other beach activities (including it being dog friendly). Alternatively you can turn left and in 500 m along the beachfront walk you will be in the Scarborough Village with its mix of cafes and restaurants and small businesses, and a wonderfully vibrant local community feeling, as well as an expansive park area. For more choices - head south approx 2k to Redcliffe with its interesting and diverse business centre, or north to the Newport area with upmarket shopping and eating options. The Scarborough/Redcliffe area has a wide range of added attractions and services –including boat marinas, sporting clubs, water sports, and great cycling opportunities, plus much more. Brisbane City is only a 45 minute drive away and the airport around 30 minutes. Public transport is well catered for as well with local buses only 150m to the corner of the street, and a train service from nearby Kippa Ring Station. There is easy access to the motorways heading both north and south. Units of this style that are so close to the beachfront rarely come on the market. It would be hard to find such a beautifully presented property so handy to the beach yet in a quiet position. It is located in one of the most sought-after locations on the Redcliffe Peninsular.
