It gives me great pleasure to present this Stylish Coastal Rear living home in the increasingly popular Arbour Estate.
As a former Carpenter and Builder, I see this home as perfect fit for this block as it fully encapsulates rear sunlight from eastern rising sun and Northern light during the day.
The frontage of this design as standard consumes a total build width of 14m which means if you wanted, we could position this house to have a 1.5 m wide side access to the dead side of the house and will allow for minimum side access on the fat side of 4.4m which is ample for boats caravans and a great side access leading to the backyard.
The R code for this block falls under R20 which requires and average setback of 6m from the verge and with the house design being 25m long this will accommodate for a minimum backyard space of 5m deep which could be increased another 2m if so desired.
The front elevation of this home is something special, I think to add in a really nice wide front door to compliment the wide entry into the home would be a great move leading into the drop zone and huge hallway space accessed from the Garage.
The two bedrooms at the front of the home with nearby bathroom including bathtub I feel really supports a growing family, and having the separate toilet to maximize the bathroom space is a nice bonus.
The Activity room is well positioned in between what could be the oldest child's bedroom and the two front bedrooms providing for a central location for the kids to play or study inside the home.

Inclusions to this home are of a very high spec, and the standout for me is our 31-c ceiling upgrade but more importantly our Double-glazing windows included in the house price, which are manufactured from our in house glazing company, and allow for a 5mm pane of glass, followed by an 8mm air void and another 5mm pane of glass to aid for a superior energy efficient, and well-sealed airtight home.
Our siteworks specification to develop the block to slab level allows for everything from engineer docs all the way through to a strict m3 of subsoil drainage and sumps as per Margaret River shire rainfall design guidelines and we very much treat site works, site prep, and safety to all our trades and surrounding residents with the upmost of respect.
