What's around 6 Chelmsford Avenue

The Perfect Mountains Cottage.

For those looking for the perfect mountain's cottage in the perfect mountains village then this immaculate home has it all. In fact, from the street the classic veranda and front door framed by two windows suggests a very modest home within. Not so! The first impression upon entry is of space, the reason is the entry vestibule utilises the whole of the right front room, and to good effect too, plenty of room for the removal of boots and to hang those woolly scarves from that bracing dog walk on the deservedly famous and beautiful Blackheath Golf Course which is just down the road. To the left of this room is another surprise, a very spacious parents retreat with a huge dressing room with a wall of built in robes, further on is a large main bedroom and then past this room is a very generous ensuite. All in immaculate order which is the theme right through this beautifully renovated and very comfortable home. Moving out of this space and back into the entry vestibule there is a beckoning doorway which takes you to a very impressive and beautifully furnished formal dining room. Continuing further on you will find another two bedrooms, both with built in robes and a large main bathroom, again, all in immaculate condition. At the end of this hallway is the kitchen to the right and the lounge room to the left, the kitchen is country kitchen large with an Ilve 900mm gas range with double ovens, large double fridges and an island benchtop that faces the dining area. The lounge room is also spacious and both of these rooms open to the north facing all weather veranda through wide French doors. What a perfect aspect this is, the sun streaming into the rear of the house all winter long keeping the rear of the house cosy and warm, but to be honest, keeping warm in this home will not be a problem as right throughout the home are hydronic radiators. Now there's a luxury not often seen in this country, that beautiful soft heat that has to be experienced to truly understand how good it is. Originally an old dairy farm there are surviving clues in the rear gardens, the old hay shed and cow shelter are still there as well as the original dairy farm sign and there is also a quaint potting shed on the west side. The gardens are established and easy care with all the expected cool climate plantings, plus more than a few rare surprises and there is a lock up garage which completes this picture perfect package! • Hydronic Heating • Large Separate Laundry • Polished Hardwood Floors • Grid Connect Solar System • Reverse Cycle Airconditioning • 929M2 Parcel with Established Gardens • 10,000 Litre under house bladder tank for gardens

Outstanding Agent Experience

Lewis’s personal demeanour was positive, friendly but professional. An outstanding agent that had us hooked into the house instantly. We couldn’t believe we just bought our dream house in the Blue Mountains. The finishing touch of a welcome to Blackheath card and gift had me in tears.

Exceeded my expectations on all fronts

People I know had used Lewis to sell their home and spoke highly of him so I had no hesitation in consulting with him. The knowledge he exhibited on the current state of the market put me at ease regarding the offer range and the price I might expect to achieve. The assistance and advice in readying my home to be placed on the market was relatively straightforward and achievable. The first open house just happened to be an hour after I left for the airport to go on an overseas holiday booked 13 months ago. I anticipated a call that evening to update me on the open house but what I didn’t expect was advice there were two parties extremely interested and within an hour a price was reached that I was happy to accept. So one day to sell instead of anything like the average 31 days on the market. Both extremely gratifying and a little terrifying at the same time. Lewis helped facilitate a quick exchange of contracts. What could have been a very a stressful situation having to quickly dispose of a lot of furniture both by donation and sale (some family antiques were involved), Lewis enabled a very mutually beneficial settlement between the purchasers and I so that they were happy for me to leave what I couldn’t take with me for their use, in exchange for minor works identified by the building inspection. A win win for all of us. Lewis has continued to keep me up to date on progress and has been very helpful with advice on ensuring a smooth transition from me to the new owners.
