Backing directly onto Blue Waters Lake Reserve, with private gated access from the rear garden straight onto the reserve, this character-filled Old Ocean Grove home occupies an exceptional position between the lake, Barwon River and Ocean Grove's surf beach.
Set among established gardens, the well-kept three-bedroom home offers a rare opportunity to secure an established property in one of Old Grove's most tightly held pockets.
Inside, polished floorboards flow through the open-plan kitchen, living and dining area, where garden outlooks and natural light create an easy connection with the surrounding landscape. A split-system air conditioner provides year-round comfort.
The kitchen is practical and well equipped, featuring a freestanding gas cooktop, oven and dishwasher, while three bedrooms provide comfortable accommodation with built-in robes and a central family bathroom. A separate laundry adds everyday convenience.
Outside, an elevated entertaining deck captures genuine views across Blue Waters Lake, creating a peaceful setting for morning coffee, relaxed afternoons or evening drinks.
Two additional undercover areas extend the outdoor living options, while mature, low-maintenance gardens enhance the sense of privacy and connection to the reserve.
A single garage, under-house storage room and garden shed provide excellent additional storage, complemented by solar power and a new 240V backup generator.
With the lake quite literally at the back gate, and the Barwon River, surf beach and Ocean Grove town centre all close by, this is an increasingly rare chance to enjoy the established character and lifestyle of Old Ocean Grove.
