Be Cautious When Buying Through This Agent

My experience dealing with Ann during was extremely stressful and, at times, quite alarming. During settlement there was an issue relating to unpaid strata due to problems with the strata company. The seller and their settlement agent were very reasonable in working toward a fair adjustment. However, I received a phone call from Ann stating that if I did not agree to a lower adjustment amount, the seller would withdraw from the contract. During this call I was told that the seller “had money” and could afford to go to court, whereas as a first-home buyer I likely could not. I was also told the seller had received higher offers since accepting mine and would easily return to market. The tone of the call was extremely intense and left me feeling pressured to agree out of fear of losing the property. I also received repeated follow-up contact that felt very persistent and added to the pressure at an already stressful point in the process. After my settlement agent contacted the seller’s settlement agent directly, it became clear the seller had not instructed Ann to say this and had no intention of withdrawing from the contract. There were also issues regarding the cleaning of the property. Ann reassured me that a professional clean would be organised and advised it did not need to be included in the contract, as her email confirmation was sufficient. This was never arranged, and when I took possession the property was clearly not professionally cleaned. When this was raised, Ann initially denied there was an issue and suggested the seller was responsible. Only after my representatives contacted a supervisor within the agency did Ann say she would cover the cleaning herself, describing this as being “out of the goodness of her heart,” while also asking that I leave her a positive review. My advice to anyone purchasing through Ann would be to proceed cautiously, verify information independently, and advocate strongly for yourself.
