Sometimes a property comes to market that has just about everything that could possibly be on a tick list.
From my experience, when this happens, it's best to act quickly.
15 Arcadia Road, in the village of Blackheath is one such house.
When the current owners purchased this cottage it had been sitting unoccupied since the late 1950's.
A builder was called in and it was declared that the house was as solid as you can get, it just needs a little loving!
So they set to work, originally a three bedroom, one bathroom cottage the current owners have transformed this sweet house into something special.
As storage was virtually non existent, the smallest of the bedrooms was sacrificed and this space was used to create an ensuite and walk in robe for the main bedroom plus a wall of robes in bedroom two.
So now the cottage is a two bedroom, two bathroom home with plenty of storage, and lets face it, we all love storage!
But why stop there, the whole house was stripped internally, and new Gyprock and wall insulation installed and while they were at it the house was rewired and re-plumbed.
The builder constructed brand new windows in the original style, so no issues with drafty windows which is so common on the older houses.
There is also a brand new roof and guttering plus a funky new kitchen that fits perfectly with the style of the original cottage.
French doors open to the covered rear deck from the kitchen which creates that lovely indoor outdoor flow that we all love.
This deck is large enough to accommodate a decent outdoor dining table too, so just imagine the indoor/outdoor gatherings!
Stepping into the back yard the joy continues, how about a super luxe tiny home by Unplged in Lawson with a kitchenette, a bathroom, a lounge area and a loft bedroom?
Just about the perfect scenario this as the guests have their own space and are not always in your face.
This tiny house is also air-conditioned and has a deck large enough to kick back on and watch the veggies grow.
Yep, all the way along the boundary fence are quality raised veggie gardens, no stooping, just the right height and for those with a desire for more room there is an artist studio at the rear of the gardens.
So there is a lot going on here, this was to be a forever home but life does throw curve balls and now it has come to market.
Oh, and did I also mention that Arcadia Road is part of one of the most desirable locations in Blackheath?
