A pragmatic and conscientious agent

This review is long overdue - Ajay and his team assisted me with selling my property in July this year. Ajay was meticulous in planning for, and organising of the trades, and providing practical advice in relation to the preparation for sale process. He provided me with some useful insights about the sale process (for example, that a favourable property valuation is required prior to the exchange of contracts). I found his team of tradies to be reliable and effective (my property was painted, deep cleaned, minor appliances etc. replaced in about a week). Ajay was transparent in his fees (I chose a fixed price + GST) and he worked around my expectations. In-fact he saved me almost a grand in marketing fees by using a staggered marketing approach. His team also assisted me with staging of the house at no additional fees (I only reimbursed them against the receipts for linen etc.). What really took me for surprise (in a nice way) was Ajay's commitment to ensuring the timing and integrity of the transaction and his willingness to reasonably negotiate on behalf of the buyers (for example, for small works which were to be completed prior to the pre-exchange and pre-settlement inspection). He reminded me of my 'duty of care' when I was being ignorant. This was quite important since I don't deal with buying and selling real estate on a day to day basis, and I engaged a professional agent to understand the nuances and tick all boxes (especially legal). On top of everything, Ajay managed to sell my property in a single open home (first one), with a price tag which is still a record for the suburb. Ajay's attention to detail and his honesty provides me with confidence in his work. I will be recommending Ajay to friends and family, and I will continue to engage Town Residential's services in relation to my property journey.
