▶Disappointing experience as a vendor. We were pressured to accept an offer very early in the campaign. We received multiple urgent text messages presenting clear ultimatums — stating that if we did not accept the offer immediately, the buyer would be lost and the marketing campaign we had agreed to, including the scheduled open for inspection, would be cancelled. The open was subsequently cancelled despite strong attendance at the first inspection, meaning the campaign did not run its course. A late-night visit to the property also occurred in connection with pressing for acceptance. After the sale, we became aware the agency later acted for the purchasers. This caused us to question whether loyalty was divided and whether that may have influenced the advice we received and ultimately the result. In hindsight, comparable properties, including those of lower specification, achieved similar results later. Based on our experience, vendors should take care not to feel rushed and ensure they do not fall victim to pressure when making major decisions.
