•The property we leased was advertised using photos that were over 10 years old and described as "immaculate" but the house we were given was anything but immaculate with blobs of plaster used to patch up holes in the walls, the toilets, carpets, tiles, bench-tops, sinks/basins and walls/ceilings were filthy with huge cracks in every wall. Window tint was peeling off the windows, the oven and dishwasher were in a terrible state. When we asked our property manager about these issues, we were told that the properties listed are in an "as inspected" state and that is perfectly acceptable to use 10 year old photos when listing a property and that descriptions used don't necessarily have to reflect the actual state of the property. The main issue with this is that the only inspection made available were with the previous tenants still residing in the property making it impossible to see the actual condition of the property until it is too late and you have no choice but to accept it. If this is what Xceed consider as an acceptable state, I can only imagine what their own houses must look like. Would I ever rent from them again? Absolutely not - but given the state of the market currently, they can (and do) pretty much whatever they please knowing full well that people have no choice but to go along with it. If there were ever a good reason to stop renting and to buy a house then this would be that reason.
