Aaron showed dedication to the sale of our Inner West property all the way through the journey. He was always incredibly friendly, transparent, open and very available in his communications with us. He advised on a number of matters in relation to the current housing market and his extensive experience in the Inner West in a professional manner that gave us great confidence.
Overall I was left disappointed with how my property was marketed and the overall sales strategy. The agent was hugely responsive and knowledgeable during the contract negotiations, then once the property hit the market, it went quiet… very quiet. Admittedly it was the start of the downturn to the market, but there didn’t appear to be any secondary sales tactic other than keep reducing the price. I’m fairly confident that if the agent had been more proactive in the earlier weeks/months, he could have secured a stronger sales price… instead it was left to stagnate online, while the agent focused on the big end of town. After 6 months, a low-ball offer was presented accompanied with hard sell to accept… when the best advice should have been to re-rent, given then bumper rental market. After a huge commission payment to the agent, not to mention the inflated marketing fees, I was left with next to nothing, other than regret.
I engaged Aaron Papadimatos, a Director at Devine Real Estate, to sell my property. I found Aaron very unprofessional. He made the whole experience of selling my property very unpleasant. His communication was extremely poor. I had to chase Aaron after most inspections to obtain any feedback. Aaron demonstrated unprofessional conduct by attempting to pressure me into accepting offers presented to me. The language he used in his texts to me was very unprofessional. In my experience, Aaron did not work toward obtaining the best price for my property. Instead, he simply presented an offer and expected me to accept it. When Aaron presented to me a verbal offer to me from a prospective buyer, Aaron refused to negotiate for a higher price, despite it being common knowledge that buyers initially offer lower prices than what they are willing to pay. I engaged a third party to assist me. It was only after Aaron received a call from the third party suggest how he could negotiate a higher price did he seem to act in my best interest. Without the third party, I would have received considerably less money for the sale or may have even lost the sale altogether. Additionally, the standard sales agreement used by Devine Real Estate, which Aaron presented, unfairly locks the buyer into long-term contracts, requiring two-month notice to terminate the agreement. After my experience, I would never recommend Aaron Papadimatos, Director at Devine Real Estate.
Aaron is the best real estate agent in the Inner West. He understands what people want and where he can find the buyers. He is very professional and makes things very easy for me.
