My wife and I recently sold a semi-rural property in Research. The property was of a type with a very limited market - large acreage and probably only useful for a buyer wanting to graze horses, or a tradesman with lots of equipment, or like ourselves looking for a particular lifestyle. We chose Aaron Yeats (Barry Plant Eltham) for two reasons: !. Aaron and a colleague and provided us with a free written valuation of the property 5-6 years before we put it on the market. During the intervening years Aaron had kept in touch via regular newsletters about the local market. There was no hassling. In fact I don't think he ever called, just the newsletters. 2. His valuation of the property when we decided to sell was probably a little high, but in line with our assessment of the property worth. We took the view the vendor can always negotiate down, but it is harder to negotiate up. We had another agent also give us a valuation and their valuation was very much below the market value in our view and also in the view of the market when we subsequently sold. During the sale process, which was quite protracted, when found Aaron to always be: - very positive about the prospects - enthusiastic about the sale - open and honest in his dealings with us - very communicative We never felt we were merely 'just another client'. At the end of the process when we had agreed a price with Aaron, he then went back to the purchaser and negotiated an additional amount, which was pleasing and unexpected. Most of our dealings with Barry Plant Eltham were directly with Aaron. However, those of Aaron's colleagues we did come into contact displayed the same level of enthusiasm, client attention and knowledge as Aaron Yeats.
