although Cara did not do the appraisal, the marketing was centred around the appraisal rang $440-450,000 plus. this was not achieved for 45 menara circut, sell price 437500. and over 6 months to achieve this result. it seems the avert list price or range did not attract buyers in this range and a lot of time was spent with Jacque in marketing over the 6+ months. the advert price was always part of my discussions, and i don't know weather it was the best approach. the average time to seek was 60-90 days i think, and this was more than double the average. i also sold my other Nth Lakes property 14 Hillcliff crs, at $445,000. exactly he same house design on the same size land. i see this as significant different price to Menara crt., in this very competitive market. we had some challengers with tenants in these rental properties, and Cara and Jacque overcame these in a professional manner every time, without any drama. a sign of qua;pity people.
